West Surprise is the newest part of the city and the most exposed. Sierra Montana — the Heights single-stories and the Vistas two-stories — went up between 2003 and 2022 along the city's western edge against White Tank Mountain Regional Park, 29,000 acres of open desert with nothing between it and the storms that build over the mountains. Prasada at the 303 and Waddell is still being built out, Heritage at Asante is a new 55+ gated community of about 1,500 planned homes, and the streets along Cactus, Waddell and Peoria Avenue west of the 303 fill in a little more every year. Nearly all of it is concrete tile in sand and brown blends, mostly over synthetic underlayment on the newer phases and felt on the earliest ones.

So the work here is less about age and more about wind. Monsoon outflow comes off the White Tanks and across the open desert with nothing to slow it, and Sierra Montana's west-facing slopes catch it first: lifted ridge tiles, slipped field tiles, mortar blown out of the hips. The 2003–2008 phases of Sierra Montana are also old enough now that we check their felt every inspection. On the newest homes it's warranty-era problems — a pipe jack the builder's roofer never sealed, a valley that was lapped backward — and we document those so the builder's warranty, not your wallet, pays for them.

Why do the ridge tiles blow off in Sierra Montana more than elsewhere?

Exposure. The outflow from a monsoon storm over the White Tanks crosses nothing but open desert before it reaches your west slope, and the mortar under 2000s-era ridge tiles has dried and cracked. A foam-and-clip ridge system holds where mortar doesn't.

My house is five years old. Do I need an inspection?

After a big storm, yes — it's free, and new roofs take wind damage too. Otherwise a look every three years is plenty; the underlayment on newer homes is usually synthetic and has decades left.

Can you tell if a leak is a builder defect?
