Roof repair and leak tracing in Surprise

A leak on a tile roof almost never starts where the stain is. We find it from the attic and under the tile, fix the actual cause, and photograph both — usually for a few hundred dollars, not a new roof.

On a tile roof, water doesn't come through the tile — it comes through the underlayment beneath it, runs down the deck, and drops somewhere between two and fifteen feet from the hole that let it in. So we start in the attic with a flashlight instead of on the roof with a caulk gun: a stained truss, a rusty nail tip, daylight through a split pipe jack, a wet spot in the blown-in insulation. Then we go up, lift the tiles over that spot, and look at the felt itself. On the single-story roofs in Sun City Grand and Kingswood Parke that's a fast job; on the cut-up two-stories in Marley Park and Surprise Farms, with their dormers, bump-outs and second-floor walls, the attic look saves a lot of guessing.

After enough West Valley roofs the list of what actually leaks gets short: cracked or slipped tiles that expose the felt to direct sun and rain, pipe-jack rubber that UV has split, valley metal that was never lapped right or has rusted through, felt that's simply reached the end of its 15-to-25-year life along the eaves and valleys, mortar that's crumbled out of the hips and ridges, and on the Sun City foam roofs, blisters and ponding where the coating gave out. Can you find the leak if it only shows up in a monsoon storm?

Usually, yes. Most Surprise leaks only show in a wind-driven downpour, and the attic tells the story either way: the stain pattern on the trusses and the deck points at the entry. If we can't find it dry, we water-test slope by slope with a hose until it shows — and we don't charge you to look twice.

Is it worth repairing a 22-year-old tile roof?

Sometimes. A single split pipe jack or a few cracked tiles on felt that's still pliable is a $300 fix that buys years. Felt that's cracked and brittle along every eave is a different conversation — that roof needs a lift-and-relay, and a repair just moves the leak. Will the replacement tiles match?

We match the manufacturer, profile and color as closely as current stock allows, and on a roof more than a few years old the new tiles read slightly brighter until they weather in over a season or two. Where a match matters — a front slope in Marley Park — we pull tiles from a back slope for the front and put the new ones where nobody looks.

Can you repair in the summer heat?

Yes. Crews start at first light and are off the roof by early afternoon when tile surfaces pass 150°F. Emergency leaks get a proper temporary fix immediately and the permanent repair in the next cool morning.

Do I need a permit for a repair?

No. Repairs and like-for-like re-roofing are exempt under the City of Surprise's building code amendments. Changing the roof material or touching the structure is a different job and we pull the permit when it's required.
