The Original Town Site is where Surprise started: the one-square-mile grid between Greenway Road on the south, El Mirage Road on the east, Bell Road on the north and Dysart Road on the west, platted in 1938 and incorporated as the city in 1960. The city's Heritage District plan is bringing new homes and businesses back into it, but a lot of the housing is still the 1950s–70s original — small single-stories with low-slope built-up or foam roofs, some with asphalt shingles, a few with the old two-piece clay tile — plus the 1980s–90s infill that came as Surprise started to grow. It's a different roofing job from the tile tracts north of Bell.

What we do here is mostly maintenance and repair: foam recoats on the ranch homes, re-pitching the flat sections that pond, replacing shingles that have baked past their life, re-setting and sourcing clay tile for the older homes, and straightforward replacement advice when a roof has simply been let go too long. The homes are smaller and the lots are tight, so the jobs are quick, and the price is usually a fraction of what a tile lift-and-relay runs in the subdivisions. If a house is being renovated or flipped under the Heritage District plan, we work with the contractor on the roof scope and the City of Surprise permit when the material changes.

Can you recoat a foam roof that's never been maintained?

If the core cut shows the foam is still dry, yes — we grind off the chalked top layer, repair the blisters and coat. If it's wet, a recoat would trap water and waste your money; then it's a re-foam, and we'll show you the core so you can see why.

Is it worth re-roofing a small older house?

Usually, yes — the roofs are small, so a shingle replacement on a 1,200 square-foot home runs $6,000–$8,000 and a foam recoat $1,500–$3,000. Letting a roof go until the decking rots costs more than either.

Do I need a permit?

Like-for-like repair and re-roofing are permit-exempt in Surprise. Changing the material or repairing the structure is not, and renovations under the Heritage District plan usually have a permit open already.

Can you match the old clay tile?

Usually from West Valley salvage suppliers. For the handful we can't, we pull from a back slope for the front.
