Most Surprise roofs don't need replacing — they need a lift-and-relay, and we'll tell you that first. But some do. We replace every soft sheet, run high-temperature synthetic underlayment, install new valley metal and flashings, and put on the roof you chose: concrete or clay tile with a foam-and-clip ridge system rated for microburst winds, architectural or Class 4 shingles in a reflective color, or new spray polyurethane foam with a silicone topcoat. Questions we get about roof replacement
Replace the whole roof or just the underlayment?
If the tile is sound — and most Surprise concrete tile is — a lift-and-relay at $4 to $6 per square foot gives you a new roof system underneath for a third to half of what new tile costs. We recommend full replacement when the tile itself is failing, when the profile is discontinued and too much of it is broken, or when you want a different material.
Can I switch from tile to shingles?
Structurally, yes — shingles are a third the weight. Legally, it needs a City of Surprise permit because the material changes, and your HOA may not allow it; Sun City Grand and Marley Park both restrict roof materials by home style. We check both before quoting.
How long does a tile roof replacement take?
Three to five days for a typical single-story, up to a week for a large two-story. Shingle roofs are usually one or two days. We dry in every night.
What warranty do I get?
Manufacturer coverage on the tile or shingles — 30 years to lifetime depending on the product, 50 years on most concrete tile — plus our workmanship warranty on the installation, in writing. Arizona's ROC also enforces workmanship standards for two years after completion on any licensed job.
Do you handle the HOA?
Yes. A material or color change needs architectural approval in nearly every Surprise subdivision, and Marley Park's committee reviews roof form by home style. We provide the product sheets, color samples and the completed application.
