Sun City opened on January 1, 1960, and its ranch homes wear flat and low-slope foam roofs that live forever if recoated every five to ten years. We recoat, repair and re-foam them.
Sun City is where the whole idea of the active-adult community started: Del Webb opened it on New Year's Day 1960, and by the time it finished building out in the late 1970s there were some 28,000 homes between Grand Avenue and the Agua Fria, from Olive Avenue up to Beardsley. The median age today is over 72. The housing is overwhelmingly single-story ranch homes and duplexes with flat or very low-slope roofs, and the great majority of those roofs are spray polyurethane foam — some original, most re-foamed once or twice over the decades — with a white elastomeric topcoat. There are shingle and tile roofs in the newer northern phases and on remodeled homes, but foam is the Sun City roof.
That makes Sun City roofing a maintenance business. A foam roof that's recoated every five to ten years is good for decades; one that's skipped two cycles is saturated and has to come off. We spend our Sun City days on core cuts to see whether the foam is dry, recoats in silicone where the roof ponds and acrylic where it drains, blister and bird-peck repairs, re-pitching the low spots over the Arizona rooms and carports that always pond, and re-foams when a roof has been let go. We also do the shingle and tile work on the northern phases and the pre-sale inspections that a community with this much turnover generates. SCHOA has no approval process for a maintenance recoat.

How often should a Sun City foam roof be recoated?
Every five to ten years, depending on the coating and how much the roof ponds. If white chalk comes off on your hand or you can see any orange foam, it's time. If you don't know when it was last done, have it looked at — the inspection is free.
Silicone or acrylic for my roof?
Silicone if it ponds anywhere for more than a day after rain; acrylic if it drains well and you want the lower price. Silicone also goes longer between recoats. We'll show you where your roof holds water.
What does a recoat cost on a typical Sun City home?
$1,800–$3,800 for a 1,600 square-foot ranch in acrylic, a little more in silicone, including blister and puncture repair. A re-foam on the same house runs $9,600–$19,000, which is why the recoat is the best deal in Arizona roofing.
