Buckeye is the far southwest corner of the Valley, about 32 miles from Surprise down the 303 and I-10, and the fastest-growing city in the country in 2017, 2018 and 2021 — roughly 114,000 people now, up from 6,500 in 2000. The growth came in master plans: Verrado, DMB's 2004 town-center community against the White Tank Mountains with its tree-lined Main Street; Tartesso, the big tract west of the 303 that started in 2005; Sundance, the first of the boom tracts, from 2002; and Festival Ranch, Sun City Festival and the newest streets toward the Hassayampa. Old-town Buckeye along Monroe Avenue and the railroad is the original farm town, with 1920s–70s homes under foam, shingle and a little clay tile.

The boom-era roofs are the story. Sundance, Tartesso Phase 1 and the first Verrado neighborhoods were built with concrete tile over felt between 2002 and 2008, which puts them at 18 to 24 years old — the underlayment window. Buckeye also sits in the path of the monsoon storms that come across the open desert from the southwest with nothing to slow them, so the storm repairs here are real every summer.
